What Really Happens Before a "For Sale" Sign Goes in the Yard

One of my favorite moments in real estate is the day we put the "For Sale" sign in the yard.

Not because the work is beginning.

Because it's finally finished.

Most people think selling a home starts with listing photos or putting it on Zillow. In reality, by the time you see a home pop up online, we've often been working behind the scenes for weeks, and sometimes even months.

I wish more people could see that part.

They'd see me walking through a house with a notebook, making a list of ideas.

They'd see me standing in the kitchen with my sellers, talking through which updates are worth doing and which ones aren't.

They'd see phone calls with contractors, painters, electricians, landscapers, stagers, photographers, inspectors, and cleaners.

They'd see furniture being moved from room to room until everything feels just right.

They'd see me stopping by to check on progress, picking up supplies, answering questions, solving little problems before they become big ones, and cheering my sellers on when the to-do list starts to feel overwhelming.

Every home is different.

Some homes need fresh paint and professional staging.

Some need landscaping and a really good deep clean.

Others need almost nothing at all.

One of the biggest misconceptions about selling a home is that spending more money automatically means you'll make more money.

That's rarely true.

One of my jobs is helping my clients figure out where to invest... and where to save their money.

Sometimes I'll recommend replacing outdated light fixtures because I know buyers will notice them the second they walk in the front door.

Other times, I'll tell my sellers not to replace the flooring they were convinced had to go.

It's never about doing the most.

It's about doing what will make the biggest impact.

I also recommend pre-inspections for many of my listings because I believe surprises are better discovered on our schedule than a buyer's.

That gives us the opportunity to make informed decisions instead of emotional ones.

By the time the photographer arrives, we're not scrambling.

We're excited.

The flowers are blooming.

The windows sparkle.

The furniture is perfectly placed.

The lights are on.

Everything has a purpose.

And then, after all of that planning, preparation, and teamwork...

I take a step back, look at the finished product, and think,

"I can't wait for buyers to see this."

That's the part most people never get to witness.

But honestly?

It's one of my favorite parts of the job.

Because I know that every hour spent preparing a home is helping tell its story, and giving my sellers the best possible opportunity for a successful sale.

The "For Sale" sign may only take five minutes to put in the yard.

But everything that happens before that is where the magic really is
